When purchasing your very first home, there are lots of things you need to be aware of including how to apply for your mortgage and what kind of support is available to you. We’ve pulled together a few tips to help you understand the process in more detail.

Before you start looking

Before you start your property search, you need to decide your budget. You will need to know how much you can afford to use as a deposit and how much you can afford to pay each month. It is nice to get your mortgage paid off quickly, but you need to remember you will need money to live and enjoy your house.

What support is out there?

There are lots of options for first time buyers to gain access to support and help. For example, the Help to Buy scheme gives you the opportunity to purchase a home with a smaller deposit of 5%, and a government-backed equity loan of up to 20% of the property value.

You’ve found your dream home …

After what feels like endless nights spent trawling property websites and days spent visiting different show homes, you’ve finally found your dream home – congratulations! Your offer has been accepted and you now need to go ahead with your mortgage application. This is when you need to be at your most organised and prepared with the right documents in place.

Make sure you have the following to hand:

  • ID for each person applying
  • Proof of current address
  • Proof of income earnings for each applicant, such as payslips
  • Latest bank statements, normally the previous three months
  • Details of the property you are buying
  • Estate agent’s and solicitor’s details

Be patient

This is the tough one! Once you’ve done your bit, you now need to let the mortgage advisors, lenders and solicitors do their bit. The typical time frame from an offer being accepted to receiving the keys is 6-8 weeks, however this can vary due to individual circumstances. Also, if you’ve purchased a new home, you may have to wait until it is built / finished off (especially if you purchase off-plan).
